Do Not Ignore These Red Flags — Key Signs You Need Foundation Repair

Bellevue’s location near the Missouri River creates high groundwater tables. The clay soils in Sarpy County expand and contract with moisture changes. These two factors are the top causes of foundation movement in our area. Catching problems early saves thousands.
Look for these warning signs:

Cracks in Walls or Floors

Horizontal or stair-step cracks in drywall, concrete block, or brick often mean the foundation is moving. Hairline cracks can grow quickly if left alone.

Uneven or Sloping Floors

Floors that sag, bow, or feel soft underfoot suggest the subgrade soil beneath your slab is settling or shifting. This is a signal that the slab needs support.

Sticking Doors and Windows

When doors and windows stop opening or closing smoothly, it often means the frame around them has shifted. This happens when the foundation moves.

Gaps Around Window Frames

If you see a gap forming between your window frame and the wall, the foundation may be pulling away from the structure above it.

Basement Water Intrusion

Water seeping through basement walls or floor cracks is a sign of hydrostatic pressure. This means groundwater is pushing against your foundation from the outside.

Crack Repair Interior and Exterior

Foundation cracks are the most common problem we see in Bellevue homes. They range from thin hairline cracks that look cosmetic but still let moisture in, all the way to wide structural cracks that signal serious movement in the wall. We treat every crack seriously and start with a detailed inspection to determine what caused it and how deep it goes.
For most poured concrete foundation walls, we inject either epoxy or polyurethane foam directly into the crack. Epoxy injection is a rigid repair that bonds the two sides of the crack back together and restores structural strength ideal for cracks that need to carry load. Polyurethane foam is a flexible, waterproof repair that expands inside the crack to seal out water permanently, ideal for cracks that are actively leaking. Both methods work on hairline cracks and wide structural cracks in poured concrete walls. For concrete block foundations, we also offer surface-applied carbon fiber and hydraulic cement options depending on the crack type and location.
We repair foundation cracks on the interior of your basement and the exterior of your foundation wall. Exterior repairs include excavating to expose the crack, applying a waterproofing membrane, and installing a drainage board to redirect water away from the wall. Most interior crack repairs are completed in a single day with no major disruption to your home.

Basement Wall Stabilization

A bowing or inward-leaning basement wall is one of the most urgent foundation problems a Bellevue homeowner can face. When Sarpy County clay soil absorbs water, it expands and pushes against your foundation walls with tremendous force. Over time, this pressure causes the walls to crack horizontally and begin to tilt or bow inward. If the wall moves more than 2 inches inward, structural collapse becomes a real risk.
We stop this movement and restore your wall using three proven systems. Carbon fiber wall straps are bonded to the wall surface from floor to ceiling to prevent any further inward movement. They are nearly invisible after installation and do not require any excavation. Wall anchor systems use a buried plate outside the foundation connected to a bracket on the inside wall; this system can actually straighten the wall over time by tightening the rod connecting the two plates. For severe bowing, steel I-beam supports are installed vertically against the wall and anchored to the floor joist above and the floor slab below, providing the strongest possible bracing against further movement.
All three systems are far more cost-effective than demolishing and rebuilding the wall. We recommend the right system based on how far the wall has moved, the soil conditions outside, and your long-term goals for the space.

Piering and Underpinning Solutions

When your foundation is settling because the soil beneath it cannot support the load of your home, piering is the most permanent solution available. This problem is especially common in Bellevue because of the variable clay and silt soils in Sarpy County. Loose or wet soil compresses under the weight of the structure above, causing the foundation to sink, tilt, or crack.
We use two types of piers depending on your soil conditions and the depth of stable load-bearing ground. Push piers are steel tubes driven hydraulically straight down through the poor soil until they reach bedrock or a stable load-bearing layer. Once the piers are in place, we lift the foundation back to its original position using hydraulic jacks and then lock the piers in place permanently. Helical piers are screwed into the ground like a large bolt; they work especially well in wet or loose soil where driving piers may not be practical. Both systems transfer the load of your home from the weak surface soil to the stable ground far below.
Piering is a permanent repair. Once installed, the piers support your foundation for the life of the structure. We work from engineered plans on all piering projects and document every pier location, depth, and load capacity. We also provide a written structural warranty with every piering system we install.

Slab and Crawl Space Repair

Settled, cracked, or heaving concrete slabs are a common result of Bellevue’s clay soil movement. When soil beneath a slab shrinks during dry weather or shifts due to poor compaction, voids form underneath. The slab then has no support and begins to crack and sink. In winter, frost heave from Nebraska’s freeze-thaw cycles can also push slabs upward unevenly.
We repair settled slabs using polyfoam injection, a modern, minimally invasive method. We drill small holes through the slab and inject expanding polyurethane foam underneath. The foam fills the voids, compacts the soil, and lifts the slab back to its original level. The holes are patched, and the surface is ready to use within minutes of completion. Polyfoam injection is faster, cleaner, and more precise than traditional mudjacking using a cement slurry. It also does not add weight to already-poor soil the way mudjacking does.
For crawl spaces with sagging floor systems, we install adjustable steel support posts and concrete footings to support the beams and joists from below. If the crawl space has moisture issues contributing to wood rot and settling, we also offer full crawl space encapsulation — a vapor barrier system that seals the space from ground moisture, stabilizes humidity, and protects the structural wood from future damage.

Basement Waterproofing and Drainage

Water in your basement is not just a comfort problem. It is a foundation problem. Hydrostatic pressure from saturated Sarpy County soil pushes water through even the smallest cracks in your foundation walls and floor. Over time, this water causes efflorescence, mold growth, concrete spalling, and rebar corrosion inside the wall all of which weaken the structure.
We solve basement moisture at the source using a combination of interior and exterior waterproofing systems. Interior drain tile systems are installed along the perimeter of the basement floor. A drainage channel collects water that seeps through the wall or floor and directs it to a sump pit. A high-quality sump pump then removes the collected water from the home before it can cause damage. This system works even during the heaviest Nebraska rainfall and spring snowmelt events.
For exterior waterproofing, we excavate around the outside of the foundation, apply a waterproof membrane to the wall surface, and install a drainage board to redirect water away from the wall before it can build up. We also correct grading issues around the home that direct surface water toward the foundation. All of our basement waterproofing work is backed by a written warranty.
